COLD WEATHER EMERGENCY PATCHING AND POTHOLE REPAIR

When roads have been resurfaced and the subgrade is not repaired beforehand then you may end up with water damming and eventually cracking and forming potholes.  These situations call for emergency repairs, especially in winter weather.  These repairs will be temporary in nature and are done very quickly to avoid accidents and damage to your car. There are various methods that are used for this temporary fix.

The quickest and least expensive method is Throw-and-Go which offers no heavy compaction. The pothole is filled with asphalt which is left slightly higher than the rim of the hole relying on traffic to compact it.

This temporary method requires that water and debris be removed from the pothole. All loose asphalt and stones eating into the good asphalt are cut back and squared-off. The Throw-and-Roll method cleans the debris and water from the pothole with a stiff broom, or air blower, filling the pothole with asphalt material, leaving a 1/8 or ¼ inch crown. The material is compacted with a hand tamper or with the truck tires.

In both crack sealing and pothole patching, vigilance is important. Don’t wait until the driveway is in poor condition to schedule the work.  Inspect the paving before distress makes the necessary resurfacing or patching before too much damage is done.

SHOVEL THROUGHOUT WINTER TO PROTECT YOUR ASPHALT

Asphalt paving and driveways will benefit during the winter months if you regularly remove the snow build up. The shovel is asphalt’s best friend if used correctly. Removing the snow prevents water stagnation and buildup on the surface of the asphalt. Using a plow has to be done carefully so that preexisting potholes and cracks that haven’t been repaired ahead of winter are not damaged further.

Keep in mind that de-icing fluid has a limited ability to prevent further ice from forming and is not a good option as it can be very harmful to animals, plants and the water table in general. Even though de-icing salts do not deteriorate, asphalt research shows that they do lead to increased salinity in our drinking water, lakes, rivers, and other waterways. There are non-toxic natural de-icers now available so do your homework and make a wiser choice for the safety of the environment.

Wrap up warm and be safe this winter!

WHY RESTRIPING YOUR PARKING LOT IS VITAL

It’s always easy to put off redoing the stripes and parking space holders on your asphalt paving.  If you are living in an area that has seasonal temperature fluctuations it is important to resurface your asphalt and redo the striping of your parking lot to keep the safety and aesthetics of the asphalt working well and looking good.

Building owners tend to leave this task too late and this can cause accidents to occur with traffic as well as tire damage with potholes appearing. Good marking and striping which is clearly visible day or night, rain or shine are very important to keep traffic flowing safely and pedestrians walking in the safe zones. There is nothing more annoying than a lawsuit from someone who has been hurt in your parking lot.

Clear, concise markings for walkways, pedestrian crossings, and wheelchair parking allowances are one of the most important markings in your parking area. Good striping will prevent confusion between cars and people and keep a good clear flow of your arriving and departing traffic. These markings have to have very consistent sizing for cars and walkways so it’s always important to contact a reputable company like Bradley Asphalt to redo these surfaces and get the striping back up to near perfect.

There are also the benefits of adding value and curb appeal for your shop owners and tenants. This will convey a professional image to your customers and encourage them to use your services.

SEASONS GREETINGS TO ALL OUR FRIENDS AND CUSTOMERS

When you take the trouble to lay a beautiful asphalt driveway, you should take the trouble to maintain it to gain many years of great service from your asphalt driveway and paving.

The first thing to take care of is the sealing of your asphalt. This sealing will give a good protection barrier to the asphalt and prolong the life of your paving.

Next you must repair any hairline cracks that appear with resurfacing every few years.

Lastly you should remove oil stains safely to keep the look of your asphalt driveway in tip top condition. These oil stains will spoil the beauty of your driveway and could even drop the value of your property.

If you have a larger parking lot which services many cars daily, this is a must.   Removing the oil stains from the asphalt surface before sealcoating your parking lot is very important to protect this valuable asset and keep the value of the building up.

By using a good degreaser you will protect the environment as well as the asphalt.  Using a universal asphalt degreaser and simply following the instructions to remove the stains will be a good do it yourself project.   If the area to be cleaned is too large it might be wise for you to call in the professionals to help with this very messy job.   We at Bradley Asphalt will be happy to answer any questions and no job is too small for us to help with so give us a call:

THIN LIFT ASPHALT OVERLAYS

Thin lift asphalt overlay is a good option to repair and restore an asphalt paving and road surface that is not too damaged and just needs a facelift. Some types of thin lift asphalt are designed for rainwater runoff to drain through the asphalt, onto the lower aggregate and will drain away excess water.

To get an exact shelf life of these various thin lift asphalt depends largely on the initial damage to the existing surface.  If the surface has extensive damage and cracking to the asphalt paving or road surface, the thin lift asphalt could perhaps extend the life of your asphalt by a year or two.  If the surface is in need of a quick facelift then sealing with the thin lift asphalt could offer you up to 15 years of life.   One thing to take into account when you have a very uneven, potholed and cracked surface – a thin lift asphalt will probably restore the surface by about 50% smoothness. If the existing pavement or road is not 100 percent structurally sound, it’s still possible to lay a thin lift asphalt overlay if it can be brought to a structurally sound condition by localized repairs first.

If you are interested in this type of overlay, please don’t hesitate to contact us for more information.   We would be happy to advise you!

REPAIR ASPHALT CRACKS BEFORE WINTER

Low temperatures and snow in Colorado, are the leading factors for crack formation in your driveway. The greatest culprit is water seeping into the cracks and sitting under the asphalt which eventually destroys the underlying base of the asphalt. Once this damage has travelled, it is far more costly to address these problems than taking care of the smaller cracks as they appear.

Repairing the cracks before the snow sets in can achieve optimal bond results from the repair compound. Preparing your asphalt driveway before winter will give you many more years of good, solid use than waiting for the major cracks to appear.

5 Preparation Tips For Your Asphalt Driveway.

  1.  Repair Cracks

If cracks are visible, repairing cracks should be on top of your to-do list to prevent erosion of the sub base. Contact us to repair and seal the cracks before the first winter snowstorm.

  1.  Sealcoat Your Driveway

After repairing larger cracks, sealcoating will fill the smaller and tiny cracks to prevent water penetration.

  1.  Inspect Your Driveway and the Surrounding Area

Inspecting your driveway and the surrounding area for cracks before seasonal changes can avoid bigger and costlier problems in the future.

  1. Check for Good Drainage

The biggest risk during winter months is water damage. To avoid water damage during winter, check for pooling and standing water and make sure your driveway has good drainage.

  1.  Keep the Driveway Clean

Give your driveway a good clean and remove dirt and debris to improve drainage and avoid water damage throughout winter.

GOOD ASPHALT DRIVEWAYS INCREASE VALUE OF HOMES

Trying to sell your house in Denver, CO, the most important renovation or upgrade you can do to maximize your sale price is #asphalt or resurface your #driveway.  Curb appeal will be the first impression that a buyer will judge as they pull up to your home and if there is the slightest cracks or potholes showing on the driveway, they will devalue the house in their minds.

Don’t start off on the wrong foot before they’ve even stepped into your home.

There are many options to repair your asphalt driveway.   It may not always be necessary to totally redo your asphalt driveway.   Here are just a few suggestions:

  1. Crack Sealing – Crack filling is a fraction of the cost of replacing an asphalt driveway. The key to effective crack filling and sealing is to repair and fill the cracks while they are small, as crack filling inhibits cracks from widening and keeps new cracks from forming.
  2. Sealcoating -driveway sealing is the process of applying a protective coating to asphalt-based surfaces to provide a layer of protection from the elements such as water, oils and sun damage.
  3. Resurfacing or overlay – Resurfacing your asphalt driveway means laying a new layer or coat of asphalt over your existing layer. This usually adds 1″-2″ of asphalt and corrects most damage to asphalt driveways and will extend the lifespan of the surface.

  1. Patching and pothole repair  Liquid asphalt is filled into a hole and then rolled over.   @Bradley Asphalt  will determine the proper asphalt patching technique and material based on the extent of damage to be repaired.   A commonly used asphalt repair methods called Throw-and-roll –  this is a temporary patching technique in which liquid asphalt is filled into a hole and then rolled and spread over the asphalt surface.
  2. Removal and replacement –  If an asphalt surface has been neglected and water infiltration through cracks and holes has begun to undermine the substrate, the most effective form of repair would then be to remove and replace it.

THE STRONGEST ASPHALT DRIVEWAY OPTION

THE STRONGEST ASPHALT DRIVEWAY OPTION

When it comes to deciding which are your best options for a new home driveway, we recommend going with a Full Depth Asphalt Driveway. Full Depth Asphalt will provide the homeowner with the best combination of strength, flexibility and durability, especially in climates that have fluctuating temperatures throughout the year.

Starting with a good base is paramount to the building of a solid asphalt driveway.  If the soil hard or if you have road base on your driveway a 3-inch compacted asphalt should be adequate. If you use driveway for commercial purposes, you might want it thicker for heavier loads. If we find that the subgrade quality is unstable, we may recommend additional road base of crushed aggregate be laid and thoroughly compacted first.

1 inch of compacted asphalt pavement is equivalent to 3 inches of aggregate base.

Benefits of Hot Mix Asphalt

There is no comparison when it comes to durability and sustainability of hot mix asphalt against concrete for a colder climate:

  • Asphalt is flexible and gives with initial settlements
  • Asphalt withstands extreme temperature changes
  • Asphalt is strong and very durable
  • Asphalt is good looking and adds value to any property
  • Asphalt gives a smooth, safe surface
  • Asphalt is unaffected by salt

In conclusion, a Hot Mix Asphalt Driveway will give you many years of good, worry free use.

INTERESTING FACTS ON ASPHALT

Why do we call asphalt “pitch”? And where is the largest asphalt lake in the world?

The Pitch Lake is the largest natural deposit of asphalt in the world, estimated to contain 10 million tons. It is located in La Brea in southwest Trinidad, within the Siparia Regional Corporation. The lake covers about 100 acres and is reported to be 250 feet deep

The Pitch Lake has fascinated Western explorers and scientists, as well as attracting tourists, since its re-discovery by Sir Walter Raleigh in his expedition there in 1595. (The native Indians knew about it and showed it to him.) Raleigh himself found immediate use for the asphalt to caulk his ship. He referred to the pitch as “most excellent… It melteth not with the sun as the pitch of Norway”. Since its re-discovery, there have been numerous research investigations into the use and chemical composition of this material. There have been countless theories, postulations, and conclusions as to the size, source, and origin of the asphalt.

In 1887, Amzi Barber, an American businessman known as “The Asphalt King”, secured a 42-year monopoly concession from the British Government for the Pitch Lake for his company, Barber Asphalt Paving Co. It was from this source that many of the first asphalt roads of New York City, Washington D.C., and other Eastern U.S. cities were paved.

It was the natives, the Amerindians, that showed Sir Walter Raleigh where the lake was. They were the ones who named the black substance piche, which over time became to be known as pitch. The natives had their own story about the origin of the lake. The story goes that the indigenous people were celebrating a victory over a rival tribe when they got carried away in their celebration. They proceeded to cook and eat the sacred hummingbird which they believed possessed the souls of their ancestors. According to legend their winged God punished them by opening the earth and conjuring the pitch lake to swallow the entire village, and the lake became a permanent stain and a reminder of their sins. The local villages believe this legend due to the many Amerindian artifacts and a cranium that have been discovered, preserved, in the pitch.

So there you have it!   Today asphalt is widely used in road surfacing, pavements, sports facilities, driveways and many other uses.   We, at Bradley Asphalt are proud to use this versatile, natural, durable and recyclable product.
