Rather than tearing up an old asphalt surface entirely, an asphalt overlay project will use the existing layers as a base for the new asphalt pavement. Some asphalt surfaces with severe damage like rutting, potholes, tree roots, large cracks, and expansions will need to be milled before an overlay is applied.

#Asphalt overlaying is a great solution for older asphalt driveways that are looking tatty and starting to crack. You can add years onto your asphalt parking lot or driveway by overlaying with asphalt. If, however, you have let your driveway or parking lot deteriorate beyond repair it may be a more cost effective method to replace the driveway altogether. If, however, you now have potholes, large cracks and low sunken areas where water will pool, you have a failed asphalt situation. These flaws in your asphalt should be repaired prior to resurfacing to prevent awful drainage problems. These issues may be more apparent in larger parking lots and must be attended to correctly before we start the asphalt overlay. Resurfacing a parking lot can be very appealing due to cost, it can be anywhere from 50 to 70 percent cheaper than a complete replacement.
Bradley Asphalt – Overlay Procedure
- Clean a parking lot by air power brooming and a wire broom where needed.
- Tack coat (glue) the existing pavement to bond the new asphalt to the existing pavement.
- Overlay parking lot with new hot asphalt mix between 2 to 2 ¼ inches, to be rolled and compacted.
- Restripe parking lot as it was before overlaying in either white or yellow paint.
Asphalt Milling
Asphalt milling will remove the top layer of an asphalt surface that has taken on cracks, raveling, or other damage. The old, damaged layer must be removed to ensure an even bond when the new asphalt is applied, and to maintain a smooth, level surface. Our asphalt milling machine may grind down 1″ to 3″ depending on the wear of the asphalt surface. This waste asphalt will be hauled to an asphalt recycling plant where it can be integrated and recycled and repurposed.
Base Repair
One of the most important things to check before starting to overlay is the base of an asphalt surface. In order to make sure a severe problem will not form again the base of the asphalt surface will be rebuilt using multiple lifts of aggregate and asphalt.
Pave Surface
Once the existing asphalt surface has been checked, repaired and prepared, the asphalt overlay can be paved on top of the surface. The amount of asphalt overlay applied to the surface will vary depending on the thickness of the existing surface, but typically will be within 1.5″ to 2″ thick.
