ASPHALT SEALCOAT – NOW’S THE TIME TO TACKLE THIS

There comes a time when you have had good use out of your asphalt driveway, but the combination of harsh weather conditions and vehicle use will create wear and tear which needs to be maintained to avoid further problems occurring.

Sealcoating one’s driveway is a great way to fill in the hair cracks and revamp the look of your driveway, giving it a great protective coat.   Sealcoating won’t cost as much as resurfacing or redoing your asphalt paving and will extend the life of your driveway.

#Sealcoating involves applying a liquid sealant over your existing asphalt pavement to seal the surface and fill cracks. The process protects the sublayers and foundation from the elements and delays driveway replacement.   It’s always a good idea to sealcoat your asphalt driveway every three to five years to keep it protected and looking great.

If you take a good look at your driveway and see that the cracks are not just on the surface, it may be time to resurface your paving.  #Sealcoating your driveway involves covering the top surface with an asphalt sealant whereas #resurfacing asphalt is more involved and means that we have to replace the top layer of asphalt with a fresh layer.   Resurfacing will extend the life of your driveway for at least another eight to 15 years.  We, @BradleyAsphalt, will come out and give you expert advice as to which service you require.

Knowing when to resurface your asphalt driveway depends on a few factors:

  • Checking that the foundation is still sound
  • Knowing that the asphalt is less than 20 years old
  • Measuring the cracks to be smaller than a quarter-inch wide
  • Cracks are less than two inches deep
  • Less than 30% of the asphalt needs repairs

Keep in mind that repairs are temporary. Eventually, water seeps between the old and new material. When this happens, cracks form again. If you’re #patchingasphalt and repairing often and the foundation is still structurally sound, it’s time to resurface your driveway.
