ASPHALT OVERLAYS GREAT REPAIR OPTIONS

If you have a slightly damaged asphalt surface and are not ready to tear up the whole driveway, overlays may be a great option.   An overlay is a repair method where we will use your existing layers as a base for the new overlay.   This process can only be successful if there isn’t extreme damage to your existing asphalt surface.  If the rutting, potholes and large cracks have expanded too much and are allowing snow and water to leak into the sub base, this process won’t be recommended.  The most important thing to remember with an asphalt surface is the drainage.   If the asphalt isn’t draining water away from the surface, the foundations will be weak and any repairs will not last.   In this case the base will have to be regraded to handle water flow off effectively.

 

Our Overlay Process:

  • ASPHALT MILLING – This process involves removing the top layer of your asphalt surface that has taken on some cracks and damage. We will remove all the loose raveling and surface cracks in the old top layer.   Our milling machine will grind down 1 to 3” depending on the wear of the surface.   We then clean the whole surface and reapply an even bond and new asphalt which will stick onto the existing foundation.  We further haul the old asphalt away to be recycled.
  • BASE REPAIR – If there are areas where the damage is severe we may need to replace these sinking, potholes and rutting spots by rebuilding with multiple levels of aggregate and asphalt.
  • Once we are happy with the foundation and sub base, we will overlay the surface. Usually the amount of asphalt overlay applied to the surface will vary depending on the existing surface, but is around 1.5 to 2” thick.

LAST MINUTE POTHOLE REPAIRS

October is the month when it’s a last call to get those pothole and crack repairs fixed before the snow starts to fall and temperatures plummet.   Small spots of damage to your asphalt paving can quickly and cost effectively be repaired without the damage spreading and being worsened by the freezing and thawing of snow and rain moisture.   If this water gets into the sub base, the damage can be irreparable and very expensive.

 

Here are a few points to convince you to take action with your asphalt repairs now:

  • Asphalt repairs such as cracks and potholes can go more smoothly when the weather is not too cold. Asphalt repairs become far more challenging when you are dealing with prolonged periods of snow on the ground.
  • Asphalt repairs are more successful and less challenging when you have a dry surface. Most asphalt mixtures require a dry area for the asphalt to cure correctly.   If moisture like rain or snow has collected in the crack, it will stay moist and prevent good sealing and curing of the repair.
  • If potholes and cracks are left to deteriorate, snow plowing equipment can get damaged when you are removing snow.
  • The colder the outdoor temperature the less permanent the repair will be. Usually, a cold mix asphalt is used for a temporary fix if the weather has gotten too cold and the damage left for the winter months.

ASPHALT MAINTENANCE AND CRACK SEALING BEFORE WINTER.

Fall is on its way and Bradley Asphalt goes to great lengths to make sure that you have the very best asphalt surface, whether it’s a new driveway or a resurfaced one.   We recommend that you have a yearly checkup to make sure that any hairline cracks or potholes are dealt with before the snow and cold weather sets in.   Preventive maintenance is necessary in order to get the longest life out of your surface. The cost of maintaining the asphalt parking lot or driveway is much cheaper than replacing it prematurely due to not maintaining it.

 

Repairing Cracks – While asphalt cracks are inevitable, proper repair early on will limit the damage and prevent further degradation.  Our process of using rubberized crack sealer which is heated to a liquid, at 400 degrees, and poured into cracks and allowed to cool, sealing the crack and protecting it from water penetration and freeze and thaw damage is important as soon as the cracks appear.  The specialized rubber remains pliable in winter temperatures, resisting splitting and further degradation.

 

Repairing PotholesEven more important is repairing potholes as they start to erode and cause trouble in your asphalt surface.    Potholes can cause major damage if left untreated, especially in our harsh winter months.   Repairing them is not difficult and making a call to Duane at Bradley Asphalt will solve your problems quickly.

Seal coatingSeal coating your asphalt pavement slows pavement deterioration by protecting against the elements, such as water and sun damage.   Seal coating substantially reduces maintenance costs and at the same time extends the life of asphalt pavements. NEW ASPHALT PAVING INSTALLATIONS

Now is the perfect temperature to install your new asphalt driveway.  We always advise our asphalt clients to get ahead of the crush before colder weather starts to descend on us in Colorado.  Installing a new asphalt surface will need time to cure and harden and you don’t want to be disappointed and have to wait another year. Asphalt road surfaces are one of the best paving options for Colorado and will give you many years of good service with regular maintenance.

Our residential options are designed for cars and medium-weight trucks, and are perfect surfaces for schools, churches and college campuses.  Our Asphalt driveway installation materials are similar to that used on roadways, only in a thinner, less expensive mix of aggregate and petroleum products compared to commercial road surfaces.

Base

We pride ourselves in paying so much attention to the preparation and materials used on the base of your asphalt surface. This preparation will ensure that your asphalt driveway is solid and strong and can withstand the snow, water, heat, freezing and thawing that puts a huge strain on paving in Colorado.  We pay great attention to cleaning, digging up and raking any roots, loose debris and rocks that may interfere with your final asphalt surface. Compacting the base and asphalt during installation is important as well, or the surface may give way during hot weather. We also have over 40 years experience in correctly sloping your sub base so that the runoff and drainage process keeps your asphalt in great shape. The driveway should have a slope of at least 1/4 inch per foot.  Strong blacktop driveways are typically built using crushed angular gravel as a base. This gravel needs to be a minimum of 6 inches thick for light vehicle traffic such as cars and pickup trucks.

Warning

Beware of Itinerant driveway construction crews that canvas suburbs wanting to put in a new asphalt driveway, or seal and repair the existing driveway. They often do substandard work with leftover asphalt from other jobs and use below-grade asphalt materials.  They don’t pay attention to the base of your driveway and all the preparation that it needs before coating it with the asphalt top surface.  If your driveway needs repairs, hire a reputable, local contractor with many years experience and good reviews, to do the job.

What is Sealcoating? Sealcoating Asphalt surfaces is a very cost effective way to upgrade your asphalt driveway or parking lot and can add many years of good wear to your asphalt.   Sealcoat is a thin black layer that is spread over your existing asphalt surface, to upgrade the look and seal off any surface cracks.   Sealcoating will not repair the existing cracks and potholes but will help contain the spread.
